Diffusair – Office & Warehouse (Laval, QC)
How Diffusair and Strato Automation modernized a 140,000 sq. ft. office and warehouse facility in Laval

The Challenge
Diffusair was tasked with upgrading a 140,000 sq. ft. office and warehouse facility in Laval, QC. The building required more than a simple control replacement. The objectives were to:
- Optimize occupant comfort
- Replace obsolete control systems
- Modernize both mechanical systems and building automation
- Deliver a cost-effective solution
- Reduce installation time and overall workload
Traditional wired controls would have increased installation complexity, labour hours, and working-at-height requirements.
The Strato Solution
Diffusair chose Strato Automation’s Wi-Fi-enabled open BACnet platform, delivering a complete ecosystem from OCN+ server to zone-level controllers.
The deployment included:
- OCN+ Server for centralized control and visibility
- 7 OPENSTAT Wi-Fi thermostats (OS537W)
- 42 BZ122 VAV controllers
- 7 BP848 controllers
By leveraging Wi-Fi technology, Diffusair eliminated network cabling, significantly reducing installation complexity and time spent working at height.
The result was a modern, scalable system that improved comfort while simplifying deployment.
The Impact
The result? Smarter comfort control, reduced installation time, and a future-ready platform built for efficiency.
“With this particular project in an existing and occupied building, using Strato’s Wi-Fi platform allowed us to optimize the transition more efficiently and quickly, minimizing disruptions to workers and reducing installation time and costs.”
